A charming property, this south facing barn conversion with private hot tub sits on the banks of the River Dee in Denbighshire, with fabulous countryside views. With four bedrooms, sleeping eight in total, Gamekeepers is a dog friendly and accessible home from home, providing the perfect base to explore North Wales and to enjoy some well-earned relaxation time. Situated on the secluded Rivercatcher complex of converted cottages and log cabins, this property is surrounded by breathtaking landscapes, with views of the river and private outdoor space.

A level pathway leads to the wooden front door of this attractive stone barn, leading into a hallway providing access to the bedrooms and living spaces. To one end, a spacious lounge leads through to the kitchen diner. With slate tiled floors and bright white wall finishes, the lounge features two sofas and two armchairs positioned around a coffee table. The furniture, finished in red and white check provides vibrant colour in an otherwise subtle room. A modern log burner is located to one corner on a stone hearth, alongside a cupboard unit housing a Smart TV, perfect to catch up on your favourite box set during your stay. Artwork and antler shaped chandeliers provide a nod to the surrounding nature.

A door leads into a wonderful kitchen diner, which is spacious and bright with classically styled kitchen units finished in cream with stone worktops. With a built-in fridge freezer, microwave, dishwasher and the all-important wine cooler, this kitchen has everything required for a self-catering break for a large group. A large eight seater dining table is centred in the room with solid wood dining chairs. Tablecloths, curtains and blinds depict scenes of nature - a running theme in the property, and feature lighting over the dining table provides a cosy and warm environment for gathering to eat in this social space.

With three bedrooms on the ground floor, all with en-suite, there is a fourth bedroom on the first floor with a separate bathroom downstairs. Two of the bedrooms have a super king sized bed, while the other bedrooms have a king size bed, with the facility to convert two into twin rooms, providing versatility for different group types. The two central bedrooms in the hallway are of similar size and style, with slate tiled floors featuring a bed flanked by two bedside cabinets and lamps, along with wooden wardrobes and chests of drawers finished in cream tones. Both en-suites have modern and stylish finishes with a corner shower cubicle, basin with storage under and a WC.

To the far end of this south facing barn conversion with private hot tub, the third ground floor bedroom is slightly larger than the others but includes similar furniture. Soft furnishings are finished in pastel duck egg blues and greys, creating warmth in this bright room. The en-suite to this bedroom features a vanity area with basin and mirror, then leading through to the WC and bathtub, with shower over. Stairs lead up to the final bedroom of the property - a lovely double room built into the eaves with exposed beams, small low level windows and a skylight providing addition natural light. With a sandy coloured carpet combined with wooden flooring, this adds warmth to the space. Tucked into the corner of this L shaped room is a fabulous modern roll top bathtub situated next to a window. It's a luxurious spot to relax and have a soak with a glass of wine, after a long day out exploring ,gazing out at the stunning scenery. This fourth bedroom has access to a private bathroom directly down the stairs, decorated in a similar style to the smaller en-suites in the property.

Doors from the kitchen diner and lounge areas of Gamekeepers lead out to a large private, south facing garden area which captures most of the day's sunlight. Directly outside the property, a patio area features outdoor dining furniture and a barbeque, which is ideal for alfresco meals and drinks on those balmy summer evenings. The addition of a luxury hot tub will please all guests, providing the opportunity for a soak while taking in the views of the adjacent river and stunning rural scenery. With a fully enclosed garden, the space is ideal for smaller children and dogs, and a wonderful spot to enjoy.

Given the stunning interiors and setting of this beautiful property, you'd be forgiven for wanting to stay inside during the whole of your stay, but there is much to explore in the local area. The Rivercatcher site includes The Lodge - a games room which is only a few steps from this south facing barn conversion with private hot tub, which provides a great change of scenery for the teenagers and younger children. With table tennis and football, amongst other things, it's the perfect spot to while away a few hours. To stock up on supplies for a self-catering break, the fantastic Rhug Estate Farm Shop is located nearby, packed with local produce and a great cafe.

This property is in the perfect location for outdoor enthusiasts and those who enjoy water sports and activities, just fifteen minutes' drive from Bala. Llyn Tegid, also known as Bala Lake, is the largest natural lake in Wales, measuring four miles long and three quarters of a mile wide. There are many walking paths in the area, as well as heritage routes that are good for families and more strenuous walks that offer a greater challenge. Numerous activities are offered on the lake and in the surrounding region by the Bala Adventure and Watersports Centre, which is situated on the northern beaches of Llyn Tegid. Take a go at one of the water sports, such as windsurfing, sailing, or kayaking; alternatively, rent a boat or paddle board and head out onto the water for a more leisurely experience. Mountain biking and abseiling are among the several activities offered. For every person, there is something. The Bala Lake Railway is another highly-liked attraction. It provides a leisurely nine-mile round trip along the banks of Llyn Tegid, offering views of the lake and its local animals as well as the breathtaking surroundings of the Snowdonia National Park.

Exploring the Denbighshire countryside further north and east, Gamekeepers is a thirty minute drive from the market town of Ruthin, a market town full of charming homes and timber-framed architecture that dates back hundreds of years. There are lots of restaurants to pick from, along with fantastic boutique stores, a craft centre, and a thriving food culture. Additionally, Llangollen, a charming historic riverbank town with the Pontcysyllte Aqueduct, a UNESCO World Heritage Canal, is not too far away. Hikers can head to the Clwydian Range AONB, where there is access to endless hiking and walking trails nearby including to Moel Famau, the highest peak in North East Wales. A rewarding hike to the Jubilee Tower at the summit will provide panoramic views of the surrounding countryside. Grab your hiking boots and take a walk on the Offa's Dyke Path through heather clad rolling hills and past ancient hillforts. Head further south into the unspoilt landscapes of the Ceiriog Valley where you can take walks through beautiful countryside without barely seeing a soul.
