A stunning property, Bryn-Hynod is a beautiful barn with incredible views across Llyn Tegid on the outskirts of Bala. The elevated hillside position on a working farm provides privacy in a quiet setting, where guests can relax in this stunning converted 400 year old barn packed full of original features. Sleeping six across three bedrooms, it's the ideal property for a large family or group of friends wanting enjoy a wonderful and social space.

The main door opens into a bright hallway leading to the living area. Entering into the open plan living space of Bryn-Hynod sets the scene for the rest of the property. Beautiful high vaulted ceilings with exposed and original wooden beams show off the structure and craftsmanship of the building. All the doors in the property are solid oak. Slate floor tiles are laid throughout the open plan space, with underfloor heating for those colder months. To one end, the kitchen area features two counters running against the walls. With grey cupboard doors to the front and white marble effect worktops, the kitchen is stylish and classy and very well equipped with a large fridge freezer and an extra under counter fridge. A beautiful black range cooker with white tiled splashback is the centrepiece, where the additional counter includes a sink set into the window opening, providing a glimpse of the stunning views outside. A centre island also features in the kitchen with cupboard units to one side and a breakfast bar to the other - a perfect spot to perch and socialise with a glass of wine while preparing dinner. Beyond the kitchen, a large utility area includes a full size dishwasher, washing machine, tumble dryer and clothes-maid. The utility area has a separate entrance door, so after a long day out on the lake, or hiking in the mud, it's ideal to get out of wet or muddy clothes before entering the main property.

Between the kitchen and lounge areas of Bryn-Hynod, a large modern wooden dining table and six chairs provide a wonderful social dining space to enjoy, with light flooding in from French doors to both sides, as well as a large window built into the vaulted ceiling. Another location to catch a glimpse of the beautiful views that await outside. The lounge area of the this beautiful barn with incredible views across Llyn Tegid is a beautifully designed space. A modern log burner is installed to one side, surrounded by comfortable lounge seating comprising two velvet effect blue armchairs and a leather sofa finished in a light brown. A couple of foot stools are also included so guests can get really comfy, while listening to the crackle of the log fire of an evening.

Back into the hallway, a corridor with wooden flooring leads through to the two ground floor bedrooms and bathrooms. The first bedroom, a twin, includes two single beds and two bedside cabinets with lamps. Oak flooring, neutrally coloured walls and solid wooden doors provide a classically designed space. The bedding is a simple white, with the inclusion of colour in the form of traditional Welsh blankets. A door from the twin room leads into the property's main bathroom, which also has a door opening into the hallway. Beautifully and stylishly decorated, the dark slate floor tiles contrast with the white wall tiles providing a stylish look. A modern freestanding bath sits alongside a WC and basin, with a large mirror over. Heading to the second of the ground floor bedrooms, to the end of the converted barn, the double room is simplistically decorated in a similar fashion to the twin, with a Welsh blanket providing a splash of colour and texture. The double bedroom features a king size bed, an en-suite with WC, basin and walk in shower cubicle with a fantastic rain forest shower head and hand held shower.

An open wooden staircase leads up to the master bedroom of the property, which is absolutely stunning. Built in the eaves of the building, this gorgeous room is finished in a bright white, while showing off the barn's exposed wooden beams and support structure, beautifully preserved and reconditioned. A double bed is flanked by two traditional white bedside tables, with modern lamps fitted on the walls. Again, a Welsh blanket thrown over the bed provides a splash of colour and pattern. Light floods in from a French door to one end and skylights built into the roof. The pièce de résistance of the master bedroom is a stunning free standing bath located next to large windows built into the pitched ceiling, providing views out across Llyn Tegid. The perfect spot for a soak with glass of fizz, gazing out at the spectacular scenery. Opposite the bathtub, the master bedroom also includes an en-suite with a WC, basin and walk in shower cubicle.

Given the stunning interiors of this beautiful barn with incredible views across Llyn Tegid, you'd be forgiven for wanting to stay inside during the whole of your stay. But just wait until you step outside. The French doors of Bryn-Hynod's living space open onto a stunning patio area, that's ideal for socialising outdoors on warm summer evenings. A chunky wooden outdoor table with benches sits to one side of the patio, and to the other, a rustic real fire wooden hot tub is ready to be lit and heated for an evening soak in the bubbles. There's also an electrical connection for ease of use, although the smoky aromas of the wood burning adds to the atmosphere. Steps lead up from the patio onto a grassy area with unobscured views across Llyn Tegid. As well as some additional outdoor seating, there's a firepit area with log benches for an additional area to relax. Bryn-Hynod really is a unique and special property.

Located two miles south of Bala, this property is in the ideal location for outdoor adventurers and lovers of water sports and activities. At four miles long and 3/4 mile wide, Llyn Tegid (sometimes referred to as Bala Lake) is the largest natural lake in Wales. With a number of walking trails in the area, there are heritage trails suitable for families as well as more extreme hikes which will provide more of a challenge. The Bala Adventure and Watersports Centre, located on the northern shores of Llyn Tegid, provides a number of activities on the lake and in the surrounding area. Try your hand at water sports including kayaking, windsurfing or sailing or for a more relaxed experience, hire a boat or paddle board to get out onto the water. Other activities available include abseiling and mountain biking. There's something for everyone.

Another popular attraction is the Bala Lake Railway which offers a lovely nine mile return journey along the shores of Llyn Tegid, providing views of the lake and resident wildlife, and well as views of the stunning surrounding scenery of the Snowdonia National Park. There are a number of steam and diesel locomotives, and the trains can be seen and heard from the ground of Bryn-Hynod.

Further afield, the North West Wales coast is less than an hour's drive with popular beaches such as Barmouth and Harlech easily accessible. Heading North West of Bala will lead into the heart of Eryri (Snowdonia) as well as some of the UNESCO World Heritage Slate Landscape sites of North Wales such as Blaenau Ffestiniog, with fabulous hiking routes and attractions such as Zip World.

From Bala

From the centre of Bala, head south on the B4391 signposted to Llangynon and Bala Lake. After a short drive, take a right turn onto the B4403 to Llangower. Continue along the B4403 for just under two miles and turn left off the road onto a narrow single track lane uphill. Continue along the lane through the woodland before arriving at the farm, where Bryn-Hynod is located on the right hand side.

From Dolgellau

Head out of Dolgellau in a north eastern direction along the A494 and continue for twelve miles. Arriving into Llanuwchlyn, take a left turn onto the B4430 signposted to Llangower and continue for four miles before taking a right turn onto a single track lane. Continue along the lane through the woodland before arriving at the farm, where Bryn-Hynod is located on the right hand side.

Travel on the B4403 from Bala towards Llangower, drive pass the John Lewis Hotel on your left and carry on the road towards Llangower, pass a red post box on your left . Do not turn left by the post box but carry on along the road and turn next left which is signposted Bryn Hynod
